Why do I need a HIP?

Since 14 December 2007, all residential properties require a Home Information Pack to be instigated BEFORE they are marketed via an Estate Agent or privately.

What is a HIP?

The Home Information Pack (HIP) contains important information about your home for your prospective buyer. It comprises:

• Index
• Energy Performance Certificate commissioned by an accredited assessor which provides details of the property’s energy efficiency and carbon footprint.
• Sale Statement (giving a brief description of the property and details of the owner(s) names).
• Sale Statement (giving a brief description of the property and details of the owner(s) names).
• Sale Statement (giving a brief description of the property and details of the owner(s) names).Local Authority and Drainage Searches.
• For Leasehold Properties in addition an Official Copy of the Lease is required

Why Should I get my HIP from Barnes Marsland?

By working with Barnes Marsland you have the freedom and flexibility to choose the right Estate Agent to market your home. If you decide to change agent later, your HIP is your property and you take it with you.

Barnes Marsland makes no extra legal or administrative charges for preparing your HIP, if we act on your behalf for the home sale. If you decide to use another conveyancing solicitor we ask you to pay an additional £150 plus VAT to cover the costs of preparing your HIP.

Just click HERE to request an instruction form. Complete it and email or post it back to us. We will then authorize your agent to start marketing your home. Your HIP will normally be complete within 14 days and you will be kept notified of progress.
