Buying and Selling your home

Sale

Sale Step 1

  • Instruct us to prepare your Home Information Pack (HIP). This will be done automatically if you instruct us for your conveyancing.
  • Advise us of your preferred Estate Agent (if you are using one) and we will authorise them to start marketing your home.
  • You will be contacted by our authorised Energy Inspector to arrange an appointment to assess your home.
  •  We will provide you with a letter detailing our terms of business so that we both know what to expect from each other.
  •  You will complete a Property Information Form, Fixtures & Fittings Form, Utility Company Form and if your property is leasehold, a Leasehold Information Form.
  • We will obtain the Title Deeds from your Bank or Building Society and upon receipt, prepare a Contract and sales pack for submission to your Buyers' Solicitor, together with your HIP, once a Buyer has been found.

Sale Step 2

  • We will deal with any additional enquiries raised by the Buyer's Solicitor.
  • If the Buyer is happy to proceed we will send you your part of the Contract for signature and arrange with you the Completion date to aim for.

Purchase

Buying Step 1

  • We can advise you on the different surveys there are available if required.
  • We will request the HIP from the seller’s solicitor.
  • We will provide our letter detailing the terms of business so that each party knows what to expect from the other.
  • We will request the fee required for any additional disbursements (searches etc) that might be necessary. 

Buying Step 2

  • We will request the draft documentation including the Contract and copy Title Deeds from the Sellers' Solicitors and raise any additional enquiries upon receipt.
  • We receive a copy of your Mortgage Offer (if applicable).

Buying Step 3

  • Once we have considered all of the documentation and have received satisfactory replies to enquiries and search results we report to you with a full and comprehensive Contract Report.
  • You return the Contract to us duly signed together with a deposit cheque and we discuss the completion date that you would like us to aim for.
  • We agree a completion date with the Sellers' Solicitors and exchange Contracts which creates a legally binding document.
  • You sign the Mortgage Deed (if applicable).
  • We apply to your Building Society for the Mortgage advance (if applicable)
  • We submit the final searches to the Land Registry.

Buying Step 4

  • We complete the purchase by sending the balance of your purchase monies to the Sellers' Solicitors.
  • We ask the sellers' solicitors to authorise the release of keys to enable you to move in.
  • We receive the Transfer and Title Deeds and proceed to deal with payment of Stamp Duty to the Inland Revenue and subsequently to register your Title at the Land Registry.
  • Once the registration formalities have been completed we either provide you with the Title Deeds or send them to your Building Society if there is a mortgage.
